Personal News:
I hope you all had a wonderful Thanksgiving weekend. We visited family up in Sacramento, ate a little too much, slept in, played games, watched football, movies, etc. Johnny has really gotten into the holiday spirit this year. Johnny sang in his pre-school's Christmas show (he was dressed as one of the wise men). We he walked out on stage, he looked out into the big audience trying to find us. Once he spotted us, the biggest smile came across his face. He did a wonderful job singing. Mimi and I were so proud of him. He is figuring out the Santa Claus thing, too.
This past Friday evening was our KW Holiday Party in downtown Campbell. Mimi and I got a chance to dust off our dancing shoes on a huge dance floor! We had Santa come to our office last Sunday for our annual family holiday party. Last year, Johnny was a little afraid of big Santa. This year, he grabbed Mimi's hand and went right up to him, thanking him for the gift, then whispered Merry Christmas to Santa. It was so cute.
My families' warmest wishes go out to you and yours this Holiday Season. Enjoy the time off work, spend time with your family and friends, and take time to reflect on the important things in life. Have a safe and happy new year.

Market Update
The inventory of homes active on the market dropped slightly to 6,400 homes in November. Properties in foreclosure are, in many cases, ending up being owned by banks, who in turn hire real estate companies to sell them below market value, so that they will sell quickly. For a motivated buyer, there may be opportunity to get an excellent deal on a home. Some of these may have deferred maintenance, so offers to purchase are, of course subject to inspection. Though banks typically require properties to be purchased in an 'as-is' condition, there is no reason why you should not ask for credits for repairs, especially it the estimated cost of repairs needed is substantial.

Welcome to Dale Warfel’s November 2007 Newsletter.
Personal news:
We had a fun outing for Halloween. Johnny dressed up as a Caterpillar, and we went to a 'Trunk or Treat' event sponsored by a local church. He had a great time, playing on the inflatable slide, jump house, and enjoying a puppet show featuring 'The Three Pigs'. As I was heading toward my 46th birthday, I decided it was time to continue on my quest for good health by starting a workout program. I started a 90-day program, called P90X, in mid-August, making the commitment to work at it diligently for 90 days. As I write this, I am at day 83 in the program, and can tell you that my results have been remarkable. If you are interested in learning more, please feel free to contact me.We'll be traveling to visit family for the Thanksgiving weekend. Our family wishes you and yours a safe and happy Thanksgiving.

Market Update
The inventory of homes active on the market topped 6,500 listings again in October. There have been signs the past few weeks that the market may be showing signs of a recovery. The number of active homes on the market has been declining in the greater Santa Clara County area (Gilroy through Sunnyvale). In the last 3 weeks, the number of active single-family homes on the market has dropped by approximately 3%, while the number of homes in contract (sale pending) has increased by approximately 7%. Condos and townhomes have experienced similar changes, with the active listings dropping over 4%. Based on the fairly consistent market we have been seeing the past 6 months, this could be an indication of a shift in the market.
By the way, did you hear that Donald Trump is heading to Northern California with $100,000,000 to buy homes. There is a saying that goes something like this: 'Follow the big money.' If Donald Trump thinks it's a good time to buy real estate in Northern California, perhaps that is the best 'Buy' signal of all.

We went on a weekend camping trip up to Big Basin State Park a couple weeks ago. It was Johnny's first time! We rented a tent cabin, plus had a tent outside that Johnny wanted to sleep in with Mom. Needless to say, as it started getting dark, he decided to stay in the cabin with Mom and Dad after all!

Market Update
The inventory of homes active on the market topped 6,500 listings in August. For single family homes, the hottest markets in August include Campbell (76 active/35 closed), Cupertino (65 active/32 closed), Los Altos (39 active/28 closed), Mountain View (30 active/30 closed), and Palo Alto (31 active/39 closed). San Jose (3,018 active/370 sold) continues to show mixed results, with properties in communities such as Almaden Valley, Cambrian, and Willow Glen show having stronger sales, whereas homes for sale in Downtown, Evergreen, and South San Jose showing inventory and sales trends favoring buyers. Morgan Hill (284 active/29 closed), and Gilroy (413 active/30 closed) continue show selling trends favoring buyers. |

I've been getting in shape to play in the annual Make-A-Wish Softball Tournament, sponsored by Chicago Title. Our team, the KW Cappers, has been practicing weekly for the past few weeks, in preparation for this event. In addition, I've been stepping up the weight training along with some cardio work. It feels great to be in better shape. We play August 13, 15, and 17 at Twin Creeks Sports Complex.

Market Update:
The inventory of homes active on the market topped 6,000 listings in May. As I mentioned previously, 5,000 active residential listings has been considered a point at which the market is considered 'Balanced', that is, neither a buyer's or seller's market. For single family homes, the hottest markets include Campbell (83 active/33 closed), Cupertino (74 active/34 closed), Los Altos (44 active/45 closed), Mountain View (33 active/20 closed), and Palo Alto (47 active/58 closed). On the other hand, San Jose (2,685 active/478 sold), Morgan Hill (302 active/30 closed), and Gilroy (426 active/33 closed) show selling trends favoring buyers. In San Jose, properties in communities such as Almaden Valley, Cambrian, and Willow Glen show stronger sales, whereas homes for sale in Alum Rock, and South San Jose are selling much more slowly. |

We got to take a full week's vacation in South Lake Tahoe in early June. On Wednesday, it got cold enough to snow. Johnny and I had a snowball fight, with Mimi taking photos. Mimi got caught by an errant snowball. We had some wonderful time doing family things (visited Fallen Leaf Lake), lots of swimming, arcades, and, of course, shopping, eating, kicking back! Mimi's brother, Tim, came up from Sacramento and took Johnny fishing. After one trip out without catching a fish, they tried one more time, when Johnny caught 2 trout (in the guaranteed catch pond!). On our last night in Tahoe, Tim watched Johnny while Mimi and I took in a sunset dinner dance cruise aboard the Tahoe Queen. It was a perfect end to a perfect week.

Market Update:
The inventory of homes active on the market topped 6,000 listings in May. As I mentioned previously, 5,000 active residential listings has been considered a point at which the market is considered 'Balanced', that is, neither a buyer's or seller's market. For single family homes, the hottest markets include Campbell (83 active/33 closed), Cupertino (74 active/34 closed), Los Altos (44 active/45 closed), Mountain View (33 active/20 closed), and Palo Alto (47 active/58 closed). On the other hand, San Jose (2,685 active/478 sold), Morgan Hill (302 active/30 closed), and Gilroy (426 active/33 closed) show selling trends favoring buyers. In San Jose, properties in communities such as Almaden Valley, Cambrian, and Willow Glen show stronger sales, whereas homes for sale in Alum Rock, and South San Jose are selling much more slowly. |

Happy Mother's Day!
First of all some personal news:
We spent Easter weekend at Mimi's folks in Sacramento. Johnny got to go on an inside-outside Easter egg hunt on Sunday morning. He found lots of eggs with 'treasures' inside! He said that the bunny was very quiet. He didn't hear a thing the night before. Oh, the innocence of the young!
We had a bit of a scare last month with Mimi's mom. She was admitted into the hospital complaining of shortness of breath. The paramedics arrived just in time, as she had stopped breathing. She was revived and spent several days on a breathing machine in Intensive Care before being released a week later to come home. The doctor said this was one of the closest calls he has had. Mimi went up to Sacramento for a few days to help out.
I have started dusting off my tennis racquet as I continue on my quest to improve my physical fitness. I played some doubles a couple of hours last week and singles with one of my neighbors (he's in his 70's). Let's just say that I need some more practice!

Market Update:
The average Days on the Market (DOM) has begun to shorten, from their peak of 71 days. for both Single Family Homes and Condos/Townhomes, though it is significantly longer that at the same time last year. The median and average sales prices rose again in March, due much in part to the fallout of the sub prime lenders (sales of lower priced homes are most affected by this shift). Banks have tightened up their requirements for borrowers to qualify for 100% financing. Sellers are understanding that the sales process is taking longer, as buyers begin to figure out that properties aren't selling as quickly as as they were last year at this time.

Market Update:
In February, Sales of both single family homes and condos/townhomes showed an increase average sales prices and, for single family homes, a healty increase in the median sale price. Days on the market held steady for single family homes, but increased to 72 days for condos and townhomes. It is too soon to tell the total impact to housing sales from the crackdown on sub-prime lenders, but the immediate impact seems to be in the lower in areas such as Alum Rock and parts of Evergreen, where property sales have slowed considerably.
Buyers have an increasing selection of homes to choose from, and sellers are eventually getting their price, so all parties seem to be happy in the end. |

Market Update:
Single Family Homes
In January, the inventory of homes in Santa Clara County increased by almost 300 homes, while the number of new listings more than doubled. The median price showed a slight increase, whereas the average sale price increased by almost $50,000, indicating that more number of higher priced homes sold in January. The increasing inventory of homes on the market is expected to continue through the spring. The average Days on the Market (DOM) jumped to 71 days, buoyed by the communities of Gilroy (111 Days), Los Gatos (105 Days), Morgan Hill (123 Days) and San Martin (154 Days). The fastest moving market for Single Family Homes was Mountain View (33 Days).
Condominiums and Town homes
Similar trends in inventory have occurred with condos and town homes as well. Both the median and average prices increased by over $13,000 from December, but the average DOM increased to 62 Days.

Mortgage Rates Remain at 3-Month Lows
A lack of definitive economic data helped keep mortgage rates at the lowest point since mid-December, Bankrate.com reports.
Mortgage rates declined for the fourth time in the past five weeks, with the average 30-year fixed mortgage rate dropping to 6.19 percent. According to Bankrate.com’s weekly national survey of large lenders, the 30-year fixed rate mortgages had an average of 0.3 discount and origination points.
The average 15-year fixed rate mortgage, popular for refinancing, was unchanged at 5.95 percent. On larger loans, the average jumbo 30-year fixed rate inched higher to 6.42 percent. Adjustable rate mortgages were mixed, with the average 5/1 ARM moving up to 6.04 percent and the average one-year ARM sliding to 5.94 percent.
Mortgage rates remained low on evidence of slower economic growth. Last week, the fourth quarter Gross Domestic Product was revised sharply lower. This week, both productivity and factory orders came in lower than forecast. Although a survey of the manufacturing sector was stronger than expected, the larger services sector slowed notably. The prospects for slower economic growth helps buoy demand for Treasury securities, pushing bond prices higher and yields lower. Mortgage rates are closely related to yields on long-term government bonds.
Fixed mortgage rates are notably lower than last summer when the Fed last raised interest rates. At the time, the average 30-year fixed mortgage rate peaked at 6.93 percent, and a $165,000 loan carried a monthly payment of $1,090.00. With the average 30-year fixed rate now 6.19 percent, the same loan originated today would carry a monthly payment of $1,009.50. Fixed mortgage rates are a refinancing alternative for adjustable rate borrowers facing sharp payment adjustments.

Market Update:
Single Family Homes
Inventory of homes on the market in Santa Clara dropped by almost 1,300 homes from September to December reflecting the typical seasonal adjustments in the market. In December, the median price of single family homes sold in Santa Clara County had dropped $31,000 From September, while Days on the Market (DOM) continues to rise. Early indications for 2007 indicate that inventory of homes on the market is rising once again, up approximately 10% since the end of December.
Condominiums and Town homes
Similar trends in inventory have occurred with condos and town homes as well. The median price has shown considerable stability over the last 18 months, while the average DOM reaches 53 Days.
Interest Rates have remained favorable for buyers, but recent economic news has shook the bond market, leading to the potential of rising loan interest rates, as the economy is showing indicators for growth. Retail sales, and both existing and new home sales were stronger than expected and this led to the continued perception that the Fed is not going to lower rates any time soon. More key economic reports will be released over the next week, which will help to give a more complete picture of the health of the economy. Stay tuned!

Consumer Confidence Kicks Off High in 2007
Consumers are greeting the New Year with a lot more confidence than they’ve had in months, which could be good news for the housing market.
The RBC Cash Index, created by the international polling firm Ipsos, showed U.S. consumer confidence at 95.3 in January. That was up from 86.9 in December and was at its highest since February of 2006.
The "expectations" index soared to 83.8 in January from 55 in December. This reading was at its highest in more than two years.
Consumers continue to feel particularly good about the job market. The January reading came in at 126.3, virtually unchanged from December's 126.5, the highest on record.
"A lot of the fears people had about the economy seem to be dissipating — fears about inflation and soaring gas prices. Fears about higher interest rates and the housing bust," says Mark Vitner, an economist at Wachovia Corp.

Home Sales to Rise Gradually into 2008
After bottoming in the fourth quarter of 2006, existing-home sales are forecast to gradually rise through 2007 and into 2008, while new-home sales should turn around by summer, according to the latest forecast by the NATIONAL ASSOCIATION OF REALTORS®.
“Keep in mind that we were still in boom conditions during the first quarter of 2006 with a high sales volume and double-digit price appreciation,” Lereah said. “We are starting 2007 from a relatively low point, so even with a gradual improvement in sales it’ll be pretty much of a wash in terms of annual totals.”
The good news, he says, is that a steady improvement in sales will support price appreciation moving forward.
Existing-home sales for 2006 are expected to come in at 6.50 million, the third highest on record, with a total of 6.42 million seen in 2007. New-home sales in 2006 should tally 1.06 million, the fourth highest on record, with 957,000 projected this year.
The 30-year fixed-rate mortgage will probably rise to 6.7 percent by the fourth quarter of 2007. Last week, Freddie Mac reported the 30-year fixed rate at 6.18 percent, far below earlier consensus forecasts. “The current interest rate environment and housing inventory levels present a window of opportunity for potential buyers,” Lereah says.
“With all the wild projections by academics, Wall Street analysts, and others in the media, it appears that much of the housing sector is experiencing a soft landing,” Lereah says. “Despite the doomsayers, household wealth will not evaporate and the economy will not go into a recession. If you're in it for the long haul, housing is a sound investment.”

What's Hot and What's Not in Home Design
A nationwide survey of 923 real estate professionals by Mark Nash, real estate author of 1,001 Tips for Buying and Selling a Home (Thomson/South-Western, 2004), includes a list of home features that are popular among buyers.
For example, practitioners surveyed reported that the inability to keep stainless steel appliances, glass-front cabinets, and vessel-style sinks clean has caused them to fall out of favor with buyers. Also, spiral staircases have become less popular, particularly among buyers with young children.
According to the survey, here is what home buyers want in 2007: |

Glass tile. When retooling the bathroom or the kitchen, trendy remodelers choose glass tile over ceramic because of its reflective qualities. |

Engineered stone compounds. Engineered stone compound is this year’s kitchen must-have and best of all it’s less expensive than granite. |

Wrought iron. Make the back yard look classy with a wrought-iron fence. |

Colorful trim. When repainting trim around shutters, doors, and window frames, go for bright and bold. |

His-and-her home offices. Complete with fiber-optic cables for Internet connectivity. |

Extra storage space. This extra space, buyers prefer in the form of linen closets, pantries, and luggage rooms. |
